1. Call to Order:
The Lansbrook Master Association (LMA) Board of Directors meeting was called
to order by President Jack Speckman at 7:05 PM, Melrose Management Group
office, 3974 Tampa Road, Suite B, Oldsmar, FL. Other directors present
were Steve Althoff, Vicky Benedon, Gary Gilchrist and Bill Showalter. Absent
were John Brunton Jr., and Doug Gates. Also present was Barbara Mathews,
Melrose Management Group, and four Lansbrook community representatives/guests.
2. Approval of Minutes:
The minutes of the April 29, 2003 meeting were approved as presented.
3. Financial Report:
Treasurer Showalter gave the financial report.
4. Committee Reports:
A. Security - Vicky Benedon in the absence of John Brunton Jr. Because of
continual vandalism in the Lakefront Park it was suggested that a letter be
sent to the Pinellas County Sheriff, North Pinellas District Commander and
Sgt. Jowell asking for more emphasis in the Lakefront Park by the off duty
Pinellas County Sheriff contracted by LMA.
5. Unfinished Business:
A. All maintenance fees have been paid by a particular home owner after a lien was filed
against the property owner by LMA.
6. New Business:
A. A personnel committee consisting of Steve Althoff, Vicky Benedon and
Doug Gates was established to resview various LMA staff issues and make
recommendations to the Board.
B. A motion was made and passed to amend Article V, Sections 2 and 3
of the By-Laws as follows: (See enclosed).
C. The wife of the gentleman for which the Lakefront Park is named
(Ben-Arien) requested that the current park sign be replaced by a
similar granite sign at her expense. The concept was approved pending
the receipt of a rendering by LMA.
D. A reminder was given to board members that some information sent to
board members and discussed at meetings is confidential and should be
handled accordingly to prevent public embarrassment of the Board.
E. Fran Olds, President, Northfield HOA, sought information and/or assistance
in resolving a number of landscaping issues in or near Northfield.
F. A request was made by Gary Gilchrist on behalf of President's Landing to
have four shifts of four hours each of the Off Duty Pinellas County Sheriff
patrol donated by LMA to monitor traffic violations in President's Landing. The
Board disapproved the request. Because of the disapproval Gary Gilchrist
requested the security patrol enter all sub divisions nightly versus just
patrolling Lansbrook common areas. That request was also disapproved. As
an alternative, based on a schedule established by Melrose Management, one
day a week the security patrol will spend a half of a shift in a sub division
on a rotating basis among all divisions.
7. Member Questions/Input:
Items discussed included the LMA Website, damaged sidewalks and proposed tennis court project.
A. Status was requested on the East Lake HOA Corridor Group.
B. The U.S. flag will be replaced at the Lakefront Park
C. Sidewalk repairs will be accomplished by Pinellas County throughout Lansbrook.
8. Next Meeting Date and Location:
August 25, 2003, Melrose Management Group facility. As a reminder, the Meet and Greet
will be September 20, 2003, 9:00 AM, Lakefront Park

Meeting was adjourned at 8:40 PM.
