1. Call to Order
President Ed VanScoy called the Lansbrook Master Association (LMA) Board of Directors meeting to order
at 7 :00 PM at the Lansbrook Golf Club. Other directors present: James Garbacz, Bob Lipply, Eric Schulman,
Don Hatton, Irv DeToro and Sallie Miera. A quorum was established. Also present was Barbara Mathews,
Melrose Management Group, Stu Hazard and several Lansbrook Community representatives.
2. Approval of Previous Meeting Minutes
The minutes of the November 14, 2005 BOD meeting were approved as presented.
3. Financial Report
Don Hatton reported. The budget is approx. 3,000-6,000 over budget for the year due primarily to pressure
cleaning, data collection & tree inventory project, storm damage and tree trimming. The prior year had extra
monies. The operating funds for the year are OK at this time. Eric Schulman motioned to approve the
financial report, Ed VanScoy seconded. Motion approved.
4. Grounds Maintenance Report
Stu Hazard reported. Computer set up and training has started on the tree inventory.
Pine straw is no longer being used around tree rings along Lansbrook Parkway due to the lawnmowers picking up the straw. Pine straw in this area costs approx. $11,000 per year.
Pinellas County Grant monies have been requested to be used to plant ground cover around tree rings along Lakefront Drive.
All patching and improvement in Lakefront Park has been completed and needs to be sealed.
5. Sunset Parcel Update
Barbara Matthews reported on the Sunset Parcel. It was believed that everything was all set approx. 3 months
ago and a landscaping plan was in place. To date, there has been no activity to report.
6. HOA Common Area Maintenance
LMA will ask each HOA to meet with committee if they are not co-operating with the requests to maintain their common areas.
7. Park Security
A homeowner's letter requested additional security at the commons park (possibly a gate such as the one at
Lakefront Park). A letter will be sent to each HOA Board for feedback on such items as: patrol, gate, security
guard, or sheriff. Barbara Matthews will also send letter to Sheriff asking for additional presence throughout Lansbrook.
8. New Business
Trip hazards and slippery sidewalks were discussed. Everyone was advised to call county about such items.
The possibility of signs at sewer drains stating 'this drains to lake' was discussed.
A list of all HOA's Board Presidents will be e-mailed to each requesting HOA President.
9. Adjournment
On a motion from Don Hatton and seyonded by Ed VanScoy, the meeting was adjourned at 8PM.
Next scheduled board meeting is March 20, 2006.
