1. Call to Order:
The Lansbrook Master Association (LMA) Board of Directors meeting was called
to order by President Jack Speckman at 7:00 PM at Melrose Management Group
office, 3974 Tampa Road, Suite B, Oldsmar. Other directors present were
Vicky Benedon, John Brunton Jr., Doug Gates, Gary Gilchrist, and Bill
Showalter. Absent was Director Doug Jacke. A quorum was established. Also
present were Barbara Mathews of The Melrose Management Group, Stu Hazard,
LMA Maintenance Supervisor, and three delegates/homeowners.
2. Approval of Minutes:
The minutes from the meeting of October 28, 2002 were approved as presented.
3. Financial Report:
Treasurer Bill Showalter provided an overview of the LMA financial status
as of the end of November, 2002.
4. Committee Reports:
A. Security - Vandalism has increased at the Lakefront Park to
include broken lights, skateboard damage to benches, etc. Almost
$20,000.00 was spent in 2002 for vandalism repairs. The telephone
used by the Pinellas County Sheriff's Office will be relocated inside
the Lakefront Park. Additional potential recommendations were offered;
however, further discussion was tabled until the next meeting.
B. Parks - No activity.
5. Business Items:
A. An incident at the Commons Park was discussed. The Board needs
to do a better job of communicating with the homeowners.
B. New Lakefront Park gates have been installed and homeowner key
distribution is pending finalization. One Key will be issued per
household. Replacement keys will cost $25.00.
C. All newspaper and public inquiries concerning Lansbrook should
be referred to Melrose Management for comment or issuance of a formal press release.
D. Establishment of a Capital Improvement Reserve was tabled until the next meeting.
E. The LMA Community Coffee is Saturday, February 8, 2003, 9:00 - 10:30 AM at
the Lakefront Park Pavilion. All homeowners are invited.
F. A Kylemont homeowner sought board input concerning standardization of berms
throughout Lansbrook. A policy should be written to specify berm establishment
and maintenance and included on the website. Any board member's thoughts should
be presented at the February meeting.
G. A letter written by the LMA counsel has been sent to the lot owner of
Sunset concerning their failure to begin home construction.
H. The license agreement prepared by the LMA counsel for use by HOA Publications, Inc.,
d/b/a Lansbrook News and Views, should also be used for future Lansbrook trademark use.
6. Member Questions/Input:
Board Members were encouraged to pursue vandalism issues, as Kylemont was recently
successful in prosecuting such an issue.

The meeting was adjourned at 8:45 PM.
